Resales
For owners thinking of selling their
timeshare rights in the Villa, The Colleoli Owner’s
Association Committee has asked IPPC, the Association’s
management company, to set up a Resale Register. If you wish
to be included on the Resale Register, please contact

Because members who
have so far indicated their wish to sell, own an identical
product, a potential buyer has no criteria with which to
differentiate his purchase, other than price. Clearly, we
would wish to avoid a situation where members compete on
price through a central IPPC re-sales promotion – it would
simply serve to drive down the price. Accordingly, we are
proposing 3 options which we ask you to consider -
1. Potential buyers are
given contact details of willing members on the register so
that an individual buyer can contact a seller and agree a
price – the free market option. IPPC would make a charge of
5% on the agreed sales price to administer the legal
transfer of a member’s certificate and occupancy rights via
the trustees.
2. Alternatively, IPPC will
conduct a ballot from the initial list of sellers to
determine which members’ interest would be sold first. The
priority list would be changed each month by moving the
first priority name to the bottom of the list. In this way,
members on the resale register will enjoy priority on a
rotating basis. This will be IPPC’s central market option –
a successful sale through this process would incur a charge
of 15% to cover sales costs and the transfer of rights via
the trustees.
3. As a third alternative,
some members might wish to place their timeshare interest
independently with a reputable resale agency. We recommend

option is the agency option. Again IPPC would charge a 5%
fee to ensure the legal transfer of a member’s rights via
the trustees.
